Job Summary:

The Construction Project Manager (PM) is responsible for the overall direction, profitability, completion and quality of each project they are assigned along with mentoring those that they lead. The PM will be responsible for pre-construction, renovation and project management. Interacts effectively with clients, company management, administrators, project engineers and sub-contractors.

Supervisory Responsibilities:

  • Supervises, trains, and leads Superintendents on assigned projects.
  • Manages all subcontractors, consultants, and vendors on the jobsite on a weekly basis.
  • Ensure adequate subcontractor coverage or manpower is available for each task
  • Ensure quality and code-compliant work is performed on the project.
  • Monitor and update the General Manager as needed.

Responsibilities:

  • Direct and/or manage the work of the project team including employees, subcontractors and suppliers
  • Maintain fleet of company vehicles to include reminders for maintenance and cleanliness
  • Provide jobsite leadership
  • Maintain Client Relationships
  • Meet Contract conformance goals
  • Manage project schedule
  • Meet Safety goals
  • Write and procure subcontracts & material PO’s
  • Originate and manage project schedule
  • Project reporting, forecasting and cost control
  • Reinforces the Company’s vision and core values
  • Interpret the project proposal and develop a work plan that ensures timely and on-budget delivery of the project scope.
  • Research, pre-qualify, and procure professional services such as geotechnical engineering, civil engineering, MEP engineering, architectural services.
  • Prepare, edit, monitor, communicate, and control the pre-construction schedule using Procore preferred.
  • Prepare the construction delivery project schedule with the input of the project construction manager.
  • Explore the local subcontractor market.
  • Coordination and communication with the client as to the project work plan, interim coordination, project status, and final project delivery.
  • Facilitate client facing meetings such as the alignment session in coordination with the Design Manager.
  • LEED scorecard experience preferred Project Due Diligence and Systems Exploration

Qualifications:

  • Can demonstrate effective written communication skills.
  • Demonstrated high performance and initiative that is complimentary to Carlisle Construction diverse team of self-starters.
  • Candidate must possess a strong background in preconstruction process, planning, and design phase management and experience managing multiple projects simultaneously.
  • A working knowledge of MS Office applications (Word, Excel, Power Point, Outlook and MS Project) is a must.
  • Excellent organization and interpersonal skills.
  • Knowledgeable of Contracting and Procurement processes and procedures
  • Knowledgeable of Project Management processes and procedures
  • Knowledgeable of Construction terminology

Education and Experience:

  • BS or MS degree in Engineering or Construction Management preferred
  • Design-Build or Construction Management experience Required

SUMMARY

Superintendent must be organized, direct and control the work of the field personnel and the operation and maintenance of auxiliary equipment to meet construction/renovation contract objectives of cost, quality, time schedule, equipment conservation and safety. Reading full sets of drawings and running pipe, concrete, earthwork, and other related workers and sub-contractor crews. Experience in keeping crews working is a must.

DUTIES AND RESPONSIBILITIES

Oversees and coordinates the planning and implementation of construction and renovation projects at a jobsite. Performs jobsite inspections/audits of shoring, rebar/pt installation, safety, and quality. Responsible for managing the project productivity, costs, quality and safety consistent with company policies and practices. Manages assigned projects including working with local and out of town sub teams to develop processes for delivering total construction solutions. Develops and maintains customer relationships to enhance company’s ability to procure projects, reduce risk, and ensure operational efficiency. Monitors the overall safety and quality issues on the project. Manages and coordinates all subcontractor and vendor contracts and associated processes and procedures. Detailed knowledge of the project’s plans and specifications. Detailed knowledge of the project schedule. Knowledge of the Subcontract Agreements and Purchase Orders relevant to the project. Ability to complete, as required, basic carpentry, drywall, concrete, masonry, ceilings, flooring, and other trade items. Ability to work on punch list items and work not completed by trades. Physically capable of safely lifting, climbing, reaching, bending and other physical requirements to complete hands-on and supervisory work.

EDUCATION / EXPERIENCE

High School Diploma or equivalent Four to six years of experience or more is preferred in commercial and residential construction Excellent communication and interpersonal skills with the ability to communicate effectively with all levels of the organization, as well as with customers and vendors. Detail oriented with the ability to efficiently analyze and organize significant amounts of information regarding plan layouts, material deliveries and jobsite productivities. Proficient with Microsoft Office Suite (Word, Excel, and Outlook). Must be able to read blueprints, project plans and specifications. Detailed knowledge of a project schedule. Knowledge of the Subcontract Agreements and Purchase Orders relevant to the project. Advanced knowledge of safety and relevant OSHA requirements and regulations. Minimum of OSHA 10-hour Certification Ability to travel and work for extended periods on projects outside of office. PHYSICAL Ability to pass a respiratory fitment test and basic health screening to wear respirators as needed to perform tasks. Ability to pick up and carry 50lbs without aid and ladder. Ability to pass all applicable driving requirements to operate company vehicles per the Carlisle Service Company handbook Ability to pass a drug screening. Ability to operate small to medium sized equipment. Ability to pass a background check. CERTIFICATIONS OSHA 30 certifications
