Sr. Superintendent

Supervisory Responsibilities:

·        Supervises, trains,and leads Foremen and Construction Laborers (Carlisle Construction Employees).

·        Supervises allsubcontractors, consultants, and vendors on the job site daily.

·        Ensure adequatemanpower is available for each task.

·        Ensure quality andcode-compliant work is performed on the project.

·        Responsible forjob-site security.

·        Work collaborativelywith Project Manager, project team members and field.

Duties/Responsibilities:

·        Schedulesubcontractors, consultants, and vendors in critical path to ensure timelycompletion on jobs with durations up to 52 weeks, and occasionally longer.

·        Performquality control duties and responsibilities regarding the work being performed.

·        Communicatewith project team regarding ASI’s, RFI’s, and Material Submittals.

·        Ensurethat subcontractor is fully executing and complying with his contracted scopeof work.

·        Coordinaterequired inspections with local jurisdictions.

·        Identifysubcontractor non-compliance with safety, health, and environmental qualitystandards.

·        Identifyconflicts in construction progress and communicate them to project team forresolution.

·        Maintaindaily log (written) of activities on the jobsite.

·        Ensuresubcontractor has corrected all deficiencies identified by project team.

·        Walkthrough the project daily to monitor activities and assist in future planning.

·        Ensurethat the job site is always kept in a clean and organized manner.

·        Performjob progress and completion punch list identification and completion.

·        Lead the on-site construction managementof ground-up commercial and residential projects from mobilization throughfinal punch list.

·        Coordinate all field activities,subcontractors, vendors, and material deliveries to ensure project milestonesare met.

·        Ensure strict adherence to project plans,specifications, schedules, and budgets.

·        Implement and enforce safety protocols inaccordance with OSHA and company policies.

·        Conduct regular site inspections, monitorwork quality, and ensure compliance with local building codes.

·        Work closely with the Project Manager tomaintain clear communication on scheduling, change orders, and resourceallocation.

  • Knowledgeable of construction and jobsite layout and survey techniques.
  • Ability to identify deficient work.
  • Ability to read Blueprints and Specifications.
  • Ability to physically visit all areas of the jobsite, including elevated work areas, elevated work platforms; excavations and trenches; partially constructed areas; and areas with unstable footing.
  • Ability to calculate figures and amounts such as discounts, proportions, percentages, area, circumference, volume, etc.
  • Ability to apply concepts of basic algebra and geometry.

Education and Experience:

  • Minimum of 10+ years of construction experience, with at least 7 years in commercial ground-up projects and some residential experience (multi-family or high-end single-family preferred). Bachelor’s degree in construction management, engineering, or a related field preferred, but not required.
  • Proven success managing projects ranging from $10M to $100M+ in value.
  • Solid understanding of construction methods, building codes, safety standards,    and architectural/engineering plans.
  • strong leadership and communication skills with a collaborative approach to team management.
  • Ability to read and interpret construction documents and technical specifications.
  •  
  • OSHA 30 Certification required.
  • Extensive experience with scheduling software (e.g., Microsoft Project, Primavera, or Procore scheduling tools.

 

Preferred Experience:

·        Experience incommercial sectors such as office buildings, retail centers, hospitality, educationalinstitutions and mixed-use developments.

·        Familiarity withresidential building codes and methods in multi-unit or high-end custom homes.

·        Track record ofdelivering ground-up projects in logistically complex environments.

Job Summary:

The Construction Project Manager (PM) is responsible for the overall direction, profitability, completion and quality of each project they are assigned along with mentoring those that they lead. The PM will be responsible for pre-construction, renovation and project management. Interacts effectively with clients, company management, administrators, project engineers and sub-contractors.

Supervisory Responsibilities:

  • Supervises, trains, and leads Superintendents on assigned projects.
  • Manages all subcontractors, consultants, and vendors on the jobsite on a weekly basis.
  • Ensure adequate subcontractor coverage or manpower is available for each task
  • Ensure quality and code-compliant work is performed on the project.
  • Monitor and update the General Manager as needed.

Responsibilities:

  • Direct and/or manage the work of the project team including employees, subcontractors and suppliers
  • Maintain fleet of company vehicles to include reminders for maintenance and cleanliness
  • Provide jobsite leadership
  • Maintain Client Relationships
  • Meet Contract conformance goals
  • Manage project schedule
  • Meet Safety goals
  • Write and procure subcontracts & material PO’s
  • Originate and manage project schedule
  • Project reporting, forecasting and cost control
  • Reinforces the Company’s vision and core values
  • Interpret the project proposal and develop a work plan that ensures timely and on-budget delivery of the project scope.
  • Research, pre-qualify, and procure professional services such as geotechnical engineering, civil engineering, MEP engineering, architectural services.
  • Prepare, edit, monitor, communicate, and control the pre-construction schedule using Procore preferred.
  • Prepare the construction delivery project schedule with the input of the project construction manager.
  • Explore the local subcontractor market.
  • Coordination and communication with the client as to the project work plan, interim coordination, project status, and final project delivery.
  • Facilitate client facing meetings such as the alignment session in coordination with the Design Manager.
  • LEED scorecard experience preferred Project Due Diligence and Systems Exploration

Qualifications:

  • Can demonstrate effective written communication skills.
  • Demonstrated high performance and initiative that is complimentary to Carlisle Construction diverse team of self-starters.
  • Candidate must possess a strong background in preconstruction process, planning, and design phase management and experience managing multiple projects simultaneously.
  • A working knowledge of MS Office applications (Word, Excel, Power Point, Outlook and MS Project) is a must.
  • Excellent organization and interpersonal skills.
  • Knowledgeable of Contracting and Procurement processes and procedures
  • Knowledgeable of Project Management processes and procedures
  • Knowledgeable of Construction terminology

Education and Experience:

  • BS or MS degree in Engineering or Construction Management preferred
  • Design-Build or Construction Management experience Required
